Strong of our training and work experiences, GECOSEC a team to conduct tests in electromechanical, envelope and building structure. Our team is trained to conduct inspections of multi-storey buildings and underground parking to meet the new requirements of the RBQ.

 

The idea of the company's start just the meeting of two engineers looking to improve the services offered to the public in the building sector. The Régie du Bâtiment du Québec (RBQ) has implemented a mandatory inspection program of any building and any equipment intended for public use. This is the Bill 122 in effect since 2013, March 18th.

 

If the building has a facade of 5 or more storeys above ground and / or underground or elevated car park with structural slab, Quebec's Régie du Bâtiment request to inspect the building by an engineer before the deadline which will vary with the building's age.

 

A review of each facade of the building must be made earlier in the 6 months preceding the date of production of in-depth audit, according to the following deadlines:

Then, every 5 years, the owner must obtain a thorough audit report of an engineer stating that parking does not present any dangerous condition, and if appropriate, recommendations to correct the defects that may contribute to the development such conditions.

 

Holding an annual register is also needed. The information contained in these reports are explained in the following tables:

un sommaire du rapport confirmant que le parc de stationnement ne présente aucune condition dangereuse, et s’il y a lieu, que des recommandations ont été adressées au propriétaire;

des annexes pour les photos, les dessins et tout autre renseignement pertinent et qui complète le rapport.

le nom, la signature et les coordonnées du professionnel qui a réalisé l’inspection;

une description du mandat, des méthodes d’observation utilisées et de l’étendue de la vérification;

l’adresse du bâtiment;

les dates d’inspection;

la localisation et la description des défauts et leurs causes pouvant contribuer au développement de conditions dangereuses (infiltrations, rouille, efflorescences, écaillage, fissures, etc.) de même que les problèmes d’attaches relevés sur des éléments fixés à l’une ou l’autre des façades;

la description des travaux correctifs ainsi que l’échéancier recommandé pour leur réalisation, s’il y a lieu;

un sommaire du rapport confirmant que les façades du bâtiment ne présentent aucune condition dangereuse; et s’il y a lieu, que des recommandations ont été adressées au propriétaire visant à corriger les défauts constatés;

des annexes pour les photos, les dessins et tout autre renseignement pertinent qui complète le rapport.

PARKING

Pendant l’existence du bâtiment, les renseignements ou les documents suivants doivent être consignés dans un registre conservé sur les lieux:

les coordonnées du propriétaire;

s’ils sont disponibles, la copie des plans relatifs aux travaux de construction du stationnement tels qu’exécutés, toute photographie et tout document ou renseignement technique relatif aux modifications qui y ont été apportées;

la description des travaux de réparation ou de modification effectués sur le parc de stationnement;

la description des réparations répétées pour règler un même problème;

les rapports de vérification annuelle et tout problème relevé sur le stationnement;

les rapports de vérification approfondie du stationnement.

 

Une fois par année, le propriétaire doit effectuer une vérification visuelle du stationnement. Les observations qui en découlent doivent obligatoirement être consignées dans une fiche de vérification accompagnée de photographies datées.

Pendant l’existence du bâtiment, les renseignements ou les documents suivants doivent être consignés dans un registre conservé sur les lieux:

les coordonnées du propriétaire;

s’ils sont disponibles, la copie des plans relatifs aux travaux de construction des façades tels qu’exécutés, toute photographie et tout document ou renseignement relatif aux modifications apportées;

la description des travaux de réparation, de modification ou d’entretien effectués sur les façades et la description des réparations répétées pour régler un même problème;

les rapports de vérification des façades.
